Acquisition

Sourcing commercial property for private investors, businesses and buyers — including opportunities that are never widely marketed.

How we acquire

Advisory

Assessment, negotiation strategy, due diligence coordination and transaction advice before and during an acquisition or disposal.

How we advise

Sales

Representing owners in the sale of real property, with off-market campaigns as our core focus, through negotiation to completion.

How we sell

Why owners and investors work with Avalon

  • Investor-led

Property decisions start with your commercial and investment objectives, not with what happens to be listed.

  • Access to opportunities

Active market sourcing and long-standing industry relationships bring forward assets beyond the conventional search.

  • Transaction expertise

Commercial assessment, negotiation and transaction management from first search to completion.

  • Aligned representation

We act clearly for one side of a transaction — yours — on either the acquisition or the sale.

  • Senior involvement throughout

The person you engage is the person who runs your transaction. You are not handed between agents.

Buyer representation

Commercial property acquisition

We source, assess and secure commercial property for investors and businesses, acting solely for the buyer from criteria through to settlement.

How an acquisition mandate runs

Every engagement is shaped around the client's objectives, but the sequence is consistent.

Discuss an acquisition
  1. Investment criteria

We establish what you are trying to achieve — yield, growth, occupation, location, tenancy profile, scale and timing — and agree the brief that governs the search.

  2. Sourcing

We run an active search across the market and through our relationships with owners, agents, financiers and advisers, including assets that are not publicly marketed.

  3. Assessment

Shortlisted properties are tested against the brief: income and lease analysis, comparable evidence, capital requirements, planning and the risks that matter to the return.

  4. Negotiation

We structure and negotiate price, terms and conditions on your behalf, with a clear view of the asset's value and the vendor's position.

  5. Due diligence and completion

We coordinate legal, technical and financial due diligence with your advisers and manage the transaction to exchange and settlement.

Owner representation

Real property sales

Off-market campaigns are our core focus. We represent owners in the sale of real property, taking assets discreetly to qualified buyers and negotiating through to completion.

How we take a property to market

Off-market first, selected buyers and a single point of accountability.

Discuss a property sale
  1. Positioning

We establish the asset's value drivers and the buyer groups most likely to pay for them, and prepare the property and its information accordingly.

  2. Off-market campaign

Our core approach: a confidential campaign direct to qualified investors, occupiers and developers through our network. A public campaign is used only where it adds value.

  3. Marketing and process

Information memoranda, data room and a sale process — expressions of interest, tender or private treaty — chosen for the asset and the market.

  4. Negotiation

We manage offers, terms and conditions to secure the best commercial outcome, not merely the highest headline number.

  5. Transaction management

Coordination through purchaser due diligence, contract and settlement, keeping the sale on schedule.
